The simple property search facility on this website allows you to find a new home using a number of criteria. Firstly you can search by cost, very handy if you are trying to keep to a budget, simply choose a rent that you can afford using the minimum-maximum selectors and you will be presented with a selection of properties within that price band. You can also choose from other criteria in a similar way, such as property type, the number of bedrooms and your preferred location. Noble Lets properties are also advertised through Rightmove, Zoopla and in the local press.
In every instance Noble Lets arranges the property viewing but, unlike other lettings agents, we are more than happy to arrange an appointment at any mutually convenient time, including outside normal business hours.
If, when you've viewed a suitable property, you decide you'd like to live there, we'll take it off the market. At this point we will usually require an £80 non-refundable deposit to cover admin costs and to pay for a credit reference check. The credit reference check is made through Rentchecks. To speed up the process you can download the relevant forms from their website (www.rentchecks.com) or we can provide copies at the property viewing. At this stage we will also require the details of a suitable Guarantor in order to credit check them at the same time, as well as your bank details (full name of bank, postal address inc. postcode, account number and sort code). These details are collected at this stage in order to prepare the standing order and ensure there are no unnecessary delays.
(Please note that in the event of a potential tenant failing the credit check we will not be prepared to enter into any agreement unless suitable arrangements can be agreed. We must also reiterate at this point that the deposit money is non-refundable.)
When the credit report has been processed and approved, and the agreement signed, the only thing left to do is to move in to your new home!
We have a strict no pets and no smokers policy. A more detailed account of the tenants agreement is available on request.
